Our landlords benefit from our extensive and in-depth experience of the Dundee residential rental market. We provide existing and potential clients with up-to-date market opinion and  rental estimates, together with time-to-let evidence and opinion. Guidance is offered as to how to best present the property in the market place in order to obtain the maximum rent from the best tenants with as little marketing time as possible.

We offer a comprehensive service including marketing the property via specialist internet property sites Zoopla and Lettingweb (click here for available properties), conducting accompanied viewings, taking up tenant references, collecting tenant deposits and signing leases. Once the property is let we collect rents on behalf of the landlord, settle any bills for repairs and maintenance and account to the landlord on a monthly basis. We provide a clear and easy to understand statement with every rental remittance. All receipts are retained and provided to clients upon request, usually annually for tax calculations etc.

Landlord Registration

From 30th April 2006, all private landlords letting properties in Scotland must have applied for registration in the Register of Landlords. Registration will ensure that all private landlords in Scotland are 'fit and proper' to be letting residential property and this measure will protect tenants and their neighbours from the impact of antisocial behaviour and mismanaged property. All private landlords letting residential property in Scotland must register. In addition, if you are just entering the market, you should register before starting to let your property.

Finlayson Gore can handle the full application procedure on your behalf whether you are an individual or a corporation. We will supply you with a questionnaire and once you have returned it to us we will process the application for you.

Finlayson Gore is fully conversant with the requirements of legislation, be it the Housing (Scotland) Act and its revisions, The Housing in Multiple Occupancy (HMO) regime, The Repairing Standard, Landlord Registration etc. We will ensure your property is fully compliant in terms of gas safety legislation, smoke alarms, electrical safety, fire fighting equipment and all other matters required by ever-increasing legislation. We ensure your leases comply with law and the essential notices are served correctly and on time. In short, we will handle all the requirements of you as a landlord and take away any worries you may have in that regard.
